We know that from time to time you’d like to make your own improvements or alterations to your Aspire Housing home.

To help keep our homes consistent and manageable, the information below explains changes which you unfortunately cannot make, and how to apply for an improvements or alteration request.

Not permitted:

  • Alterations which are out of keeping with the rest of the property
  • Improvements which we will be carrying out under a future planned programme
  • Alterations which make the property more difficult to let in the future
  • Alterations which will be expensive to maintain
  • Alterations which will make the property inconsistent with others and more expensive to maintain
  • Alterations to the heating system, electrical services, health and safety measures, or basic structure of the property

Commonly requested improvements that are not usually permitted:

  • Installation of window locks
  • Additional power sockets to specific rooms
  • Change of kitchen units/layout of kitchen to accommodate appliances
  • Plastering
  • Replacement fires
  • Taps to baths/wash hand basins/kitchen sinks
  • Replacement external or outhouse door
  • Internal wall or room changes
  • Boarding out of the loft

You are not permitted to make improvements or alterations within the first 12 months of your tenancy, however, we will consider the below requests:

  • Media installation/satellite*
  • Installation of a water meter
  • Installation of a shower where a water meter is already fitted
  • Smart Meters for gas/electrical
  • Shed
  • Laminate flooring
*Please note: If you are a tenant in an Aspire Housing flat, unfortunately due to planning restrictions, individual satellite dishes are not allowed to be installed to flat blocks. Your communal aerial does provide a basic Sky+ connection, however, it does not support Sky HD or Sky Q. You may be able to connect to Virgin Media, who can be contacted for further details.

Terms & Conditions

  1. Some works are not permitted and depending on your tenancy you may not be entitled to make alterations.
  2. Do not carry out any work until you have received permission to do so. If you do carry out work without permission you may have to return the property to its original state at your own cost. This could also form the basis of legal action taken by Aspire Housing to recover possession of your home.
  3. By submitting a formal request you agree to allow Aspire Housing access into your property to inspect the works carried out. This will be arranged with you prior to a surveyor attending.
  4. All costs associated with making this application will be the responsibility of the applicant whether the application is successful or not.
  5. Aspire Housing can refuse permission if the works do not pass our approval criteria. You will be given full explanation if the permission is refused. Aspire Housing will not unduly refuse permission. If you feel that permission has been unreasonably withheld may contact customer services within 28 days if you want us to reconsider.

Making an application

Once we’ve received your application, a member of the Aspire team may visit you at home to discuss your plans in more detail and give you advice about the work.

Before you apply please check if you need planning permission and/or building regulations approval for the work. You can check this online via https://www.planningportal.co.uk and the Stoke-on-Trent City council website. We will also check this when considering your application.
